Homes in Kierland
Most Kierland-area homes were built from the late 1990s through the 2000s, in Tuscan, Mediterranean, Spanish, and Southwest styles, with stucco and tile roofs. Builder windows and sliders from that era are now old enough that failed seals and stiff doors are common.
The look: A mix of glassy contemporary condos and townhomes near the Kierland shopping and resort district, and nearby 1990s and 2000s stucco-and-tile single-family homes in Mediterranean, Tuscan and Southwest styles.
Heat, sun & monsoon considerations
Typical low-desert exposure: intense sun on west elevations and monsoon dust. Hot-climate Low-E glass and good seals are the priorities.
HOA, permits & approvals
Kierland-area neighborhoods generally have HOAs, and condos and townhomes typically control exterior windows and doors. Note that much of the Kierland area is within the City of Phoenix even though it is commonly associated with Scottsdale, so permits may come from Phoenix rather than Scottsdale. Requirements vary by association and change over time, so get a copy of your current design guidelines and submit before you order.
Views & glass choices
Golf course and greenbelt views are common in the single-family neighborhoods; slim-frame sliders and multi-slide doors work well on those walls.
