Homes in Troon North
Troon North developed from the late 1980s and through the 1990s and 2000s, mostly custom and semi-custom homes in desert contemporary, Santa Fe, territorial, and Tuscan styles. Older homes often have original aluminum or early vinyl windows and sliders; many owners are now replacing them with larger, slimmer-framed glass.
The look: Desert contemporary leads here: flat roofs, deep overhangs, board-formed or textured masonry, courtyards and walls of glass set among giant granite boulders, with views of Pinnacle Peak and the high desert. Southwestern homes are mixed in.
Heat, sun & monsoon considerations
Natural desert lots mean full sun and plenty of dust in monsoon season. Thresholds and sliding door tracks are worth choosing carefully, and west-facing view glass needs strong solar control.
HOA, permits & approvals
Troon North associations have design guidelines that emphasize blending homes into the desert, typically with muted, earth-tone exterior colors. Expect to submit frame colors and any opening changes for review. Requirements vary by association and change over time, so get a copy of your current design guidelines and submit before you order.
Views & glass choices
Pinnacle Peak, golf course, and city-light views are the norm. Ask about Low-E coatings with high visible transmittance for view walls, and about how reflective the glass appears from outside.
